Heat, cooling and insulation

A room under a roof has to be built to be used in July

An attic without insulation is a room you visit in October. We design the heat and the cooling with the room.

Most row-house attics are the hottest and the coldest room in the house. Insulation in the roof line, air sealing and a ductless mini-split fix most of that. We size the unit to the room and say what the room will do in July.

What we install

  • Roof-line insulation, with a vented air path where needed

  • Air sealing at the edges and the chimney

  • A ductless mini-split, sized to the room

  • A bath fan that vents outside

  • Sound insulation in the wall you share

What changes the price

What decides the price of comfort

The room's size is the least of it.

  • Roof type

A flat roof, a pitched roof and a bowed roof each insulate differently.

  • The unit

A mini-split's size and the length of its line set set the price.

  • The drain

    A mini-split needs a condensate path to a drain.

  • The wall you share

Sound control between neighbors takes extra layers.

  • Ventilation

A bath needs a fan and a duct to the outside.

  • The electric panel

An older panel may need more capacity first.

How it goes

How we plan comfort

  1. 01

Step 1: Look at the roof

We open an access point and look at what's there.

  2. 02

    Step 2: Choose the system

Insulation, air sealing and the mini-split go on the sketch.

  3. 03

    Step 3: Install and inspect

The city inspects the insulation before drywall.

  4. 04

    Step 4: Test

We run the unit and check the drain before the final walk.

Questions

Questions about comfort

Will the room be hot in summer?

A well-insulated roof and a mini-split sized to the room usually keep it comfortable. We list the system in the scope so nothing is left for later.

Do I need a new heating system?

Usually not. A mini-split can heat and cool the room without touching the rest of the house.

Will I hear my neighbor?

A shared wall can be built with extra layers to reduce sound. We say what it will and won't do.

What about the chimney?

An old chimney stack needs fire-safe clearance, and we check it on the visit.

A cooler room starts with the roof

We'll look at your roof on the measure visit.
