Attic bedroom suites
A bedroom under the roof, with a door that closes
We turn an unfinished or half-finished attic into a bedroom, with a small bath or a laundry nook if the height allows.
What counts as a room is set by height, so we measure first. The part of the floor under five feet usually becomes closets and storage built into the knee walls. That uses the space and keeps the room honest about its size.
What a suite includes
Floor framing checked, and added to where needed
Insulation in the roof line and knee walls
Electrical, smoke alarms and a mini-split
A bath or closet-bath, if the height allows
Drywall, trim, flooring and paint

What changes the price
What decides the price of an attic suite
Every attic is different, so we price from the measurements, not from the square footage.
Height
A tall attic needs framing and finish. A low one needs a dormer, which is a different job.
The stair
A new stair is often the largest single line, because it takes room from the floors below.
The floor
Joists that are too small get sistered or doubled before anyone sleeps up there.
A bath
Plumbing needs a drain path and a vent. The distance to the nearest stack changes the work.
Heating and cooling
A mini-split, its line set and its drain are priced with the room, not after it.
Access
A narrow street, no driveway and a long carry up three floors all add time.
How it goes
From first visit to finished room
- 01
Step 1: Measure and sketch
Heights, the stair options and the joist check go on one page.
- 02
Step 2: Drawings and permit
We prepare the plans and file them with the city.
- 03
Step 3: Stair and floor first
The stair opens and the floor gets its reinforcement before any finish goes in.
- 04
Step 4: Mechanicals and insulation
Electrical, plumbing, mini-split and roof insulation go in, then get inspected.
- 05
Step 5: Finish and final walk
Drywall, trim, floor and paint, then a walk-through with a written list.
Questions
Questions about attic suites
Can an attic become a legal bedroom?
Only if it meets the height, stair, window and alarm rules and the city approves the permit. We tell you at the measure visit if it can't.
Will the roof be opened?
Not for an attic suite inside the existing roof. A dormer or a pop-up is a different job and we price it separately.
How noisy is it for the neighbors?
We tell the house next door before work starts and keep to normal working hours. Party-wall work is the part they notice most.
Can I stay in the house?
Yes. The work is above you, and we cover the stair and the floors below every night.
Is your attic tall enough?
Send us the tallest height you measured, or let us measure it.
