Pricing
How we price an attic or a suite
What moves the price
Row-house attics vary more than most jobs, so we price from what we measure.
Clear height, and how much floor reaches seven feet
Where the stair can land, and what it takes
The floor framing and its span
A bath: where the drain and the vent can go
Heating and cooling for the room
Access: a narrow street, no driveway, three floors to carry
What the written scope includes
One document, in plain words, before you sign anything.
The work, room by room
The drawings and the permit
Allowances for fixtures and finishes you choose
What is not included, listed by name
Who is on site and when
The schedule, in stages
The measure visit
About an hour and a half, with a tape, a laser and a camera.
Two of us come
We check the attic, the stair and the party wall
You get a one-page sketch afterward
Nothing is signed that day
Drawings
If you want drawings before a scope, they're priced as their own line.
Set for the city, from the measurements
Two or three stair options
Stamped by an engineer where the work needs one
Payment
Set in the contract, in stages tied to the work, and within the limits Pennsylvania places on a down payment.
A deposit, as the state allows
Payments at framing, rough-in and finish
A final payment after the walk-through
Changes
Old houses surprise people, and the contract says how a change is handled.
A written change order, before the work
The price and the days, stated
Nothing is done off the record
There are no prices on this site. The measurements set the price, and you get it in writing after the visit.
When you get the number
After we measure, and not before
We don't give a number over the phone. Two attics on the same block can need different stairs, and the stair drives the price. After the visit you get the one-page sketch, and a written scope with a price follows when the sketch works for you.
Financing is an arrangement between you and a lender, and we don't offer or arrange it. If you plan to borrow, tell us at the visit so we can break the scope into stages that match.
